Successful investors have a great perspective on life, and an added bonus is that they’ve taught me how to WIN in business. It is fascinating to sit down for an interview and tap into the mindset of real estate entrepreneurs. These are just a couple of reasons why I created our real estate podcast. On the podcast, I always ask seasoned investors, “what advice would you give to an aspiring real estate investor?”
We get some great answers. Experienced investors have great words of wisdom that they draw from years of experience. That wisdom comes from both highs and lows… from their successes and from their failures.
Theresa Bradley-Banta is the real estate expert featured in this blog post. Theresa was interviewed recently on our 25th episode of the Kyle Malnati Show, and she had these words of advice for you:
- You CREATE your own luck: “Luck is what happens when opportunity meets preparation.”
- Be prepared: Educate yourself, interact with mentors, network with other investors, and make a commitment to persistence.
- Explore your market: Learn as much as you can by walking the neighborhood. Study and survey to become more knowledgable. (example: the “10 block walk“)
- Visualize your success: Picture yourself owning the building before you buy it, and then think about the skills you need to develop to properly operate your new rental property.
- Get in the game: You have to START. You can’t hit a home run when you’re sitting on the bench.

Over the past ten years she has owned or had primary ownership roles in single-family rentals, multifamily properties and international single-family development projects from $50,000 to greater than $9,000,000.
